  • Lofts are not permitted in halls that have been opened, renovated or constructed after 2003:

    Afton, Allegheny, Blueridge, Caldwell, Chesapeake, Elizabeth, New Hall, Ritter, Shenandoah, Sigma Chi, & Tabor

    Lofts are permitted in the following halls:

    ASA, Bartlett, Bowman, Chalmers, Catawba, Crawford, Fox, Kappa Alpha, Marion, PKA, Smith, Wells, & Yonce

    The following requirements must be followed in the construction of room lofts:

    1. Materials -

    Lumber - must be fire retardant or treated with a fire retardant coating after loft is constructed; must be standard construction grade or better (regular kiln dried lumber).
    Fasteners - use through bolts with washers and nuts (no screws) at all connections.
    Uprights - must be provided in sufficient number to ensure adequate safety and support of the loft. Minimum 4x4 dimension lumber is required for all primary vertical support pieces.
    Mattress Support Area - 5/8" thick plywood must be used as a deck supporting the mattress. The deck must be connected to the frame by 1 1/2" wood screws. Screws must be countersunk to avoid tearing the mattress or causing injuries. Use 1" x 3" (nominal) lumber braces (slats) spaced no more than 12" apart to support the deck (a minimum of 6 braces).

    2. Size Limitations - the mattress support area must be at least 30" from the ceiling due to fire codes. Lofts must take up no more than 50% of the space in the room.

    3. Construction - the loft must be totally self supporting with no attachment to the walls, ceilings, woodwork or another loft in the room. No nails, bolts, or screws will be permitted in room floors, walls, or ceilings.

    Padding - walls must be protected with a cushioning material, such as small strips of carpet, wherever wood frame parts come in contact with them.
    Smoke Detectors/Sprinkler Heads - loft construction must not interfere with either the location or operating efficiency of any smoke detector or sprinkler heads. Lofts must be at least 18" from any sprinkler heads.
    Extension Cords - any extension cord used in a room in which a loft is constructed must be a heavy duty extension cord that is UL listed.
    Safety Bar - the Residence Life staff strongly recommends that each loft be equipped with a safety bar.
    4. Before, during, and after construction of the loft, residents agree not to obstruct or store materials in public areas, i.e. hallways, lobbies, lounges, or other places outside the builder's room.

    5. Lofts may not block doorways or windows and should not be in contact with room radiators.

    6. All trash, wood scraps, sawdust, etc. must be taken directly to the dumpster and not left in the hallways or in trash containers in the hallways.

    7. Construction must take place outside of quiet hours. In the case of resident complaints regarding noise, clutter, or other inconveniences, construction must be halted immediately and the situation remedied to the satisfaction of the residence life staff.

    8. Loft construction or dismantling may not occur during the week of exams.

    9. Residents are responsible for any damage, accidental or otherwise, that can be attributed to the construction or removal of the loft and shall be billed accordingly.

    10. Installation and/or construction of lofts made "from scratch" or from kits is the sole responsibility of the resident. The College does not provide such services.

    11. Room occupants will be held fully responsible for all College furnishings included in the room at check-in. Storage space in the residence hall is NOT provided for lumber or furniture other than bed frames.

    12. Lofts are temporary structures built at the expense and risk of room occupants. The College assumes no liability to compensate owners for a loft that must be removed for any reason.

    13. The room occupants agree to accept all personal risks and liability associated with loft beds.

    14. The College assumes no responsibility for the transfer of ownership of such items to other students.

    15. Lofts must be removed from residence halls when the student vacates the room or at the end of the spring semester (whichever comes first). Lofts may not be removed during 24 hour quiet periods. Once lofts are dismantled, it is the responsibility of the student to arrange alternate sleeping arrangements; furniture will not be moved back into rooms. If beds are maintained in the room during the year they must be properly reassembled before residents check-out or an immediate fine of $25 will be assessed. All loft materials must be stored off-campus in the event they are to be used in subsequent years. Lofts which are to be dismantled and thrown away must be properly disposed of in the dumpster or taken off-campus. Lumber may not be discarded in residence hall trash containers.

    16. In the case where residents fail to dismantle a loft in accordance with this policy, each resident shall be assessed a fine of $30 in addition to any incidental charges for damage, improper check-out, etc.

    17. Students with lofts are strongly encouraged to purchase a fire extinguisher to be mounted to the loft.

    18. All room occupants must agree to construction of the loft.

    19. Any loft construction that does not comply with these specifications must be removed or brought into compliance within 72 hours of notification. Failure to remove or modify lofts within 72 hours will result in an immediate $100 fine and additional charges of $10 per day for each additional day the loft remains in the room.
